What a bathroom renovation costs in Perth
For a typical main bathroom of 6 to 8 m², keeping the same layout and using licensed trades, these are realistic ranges before you add a buffer for surprises:
| Budget | Mid-range | Premium | |
|---|---|---|---|
| Main bathroom (6 to 8 m²) | $11k to $15k | $16k to $22k | $30k to $50k |
| Ensuite | $9k to $13k | $14k to $20k | $20k to $42k |
Budget means clean and functional with standard fixtures. Mid-range means quality tiles and tapware and a good vanity. Premium means floor-to-ceiling feature tiling, custom joinery and designer fixtures.
A real Perth bathroom, line by line
This is a fully costed mid-range main bathroom in a 1970s brick home, 6.5 m², same layout. The final range for the job was $16,000 to $19,500.
| Item | Who | Cost |
|---|---|---|
| Strip-out and skip bin | DIY possible | $1,450 |
| Plumbing (rough-in and fit-off) | Licensed trade | $2,780 |
| Electrical | Licensed trade | $1,240 |

| Screed, plaster, paint and fittings | Trade | $3,305 |

Add a buffer of 15% for a home built before 1990, because old pipes, wiring and wall condition only show up once the walls are open.
What moves the price most
- Moving plumbing. Moving the shower, toilet or vanity typically adds 15 to 25% to the job.
- How much you tile. Floor-to-ceiling tiling with large-format or patterned tiles costs far more in labour than floor plus a feature wall.
- Tile and tapware grade. A low tile allowance in a quote is a common way a price looks cheaper than it is.
- Shower screen. Frameless glass costs more than semi-frameless or framed.
- The age of your home. Homes built before 1990 may contain asbestos, so testing comes before demolition.
Costs people forget
- Skip bin, tip fees and removal of old fixtures
- Asbestos testing (and removal if found) in older homes
- The waterproofing certificate, and the time for the membrane to cure
- An exhaust fan ducted to the outside, not just into the roof
- Silicone, paint, door trims and make-good to the hallway
- Living without the bathroom for several weeks if it's your only one
WA rules worth knowing
- For home building contracts of $7,500 to $500,000, the deposit can't be more than 6.5% of the contract price, and the contract must be in writing. More on WA deposits.
- If the work needs a building permit and is worth more than $20,000, it must be done by a registered builder (or an approved owner-builder), and home indemnity insurance applies.
- Electrical, gas and plumbing work must be done by licensed trades, who should give you compliance certificates.

Common questions
How much does a bathroom renovation cost in Perth?
Most mid-range main bathrooms of 6 to 8 m² cost $16,000 to $22,000 with licensed trades and the same layout. Budget jobs start from about $11,000 and premium bathrooms run $30,000 to $50,000. Add a 10 to 20% buffer for surprises.
How long does a bathroom renovation take?
A standard bathroom usually takes three to six weeks once work starts, depending on trade availability, waterproofing cure times and how quickly fixtures arrive. Order long-lead items like vanities and screens early.
Which parts can I do myself?
Many owners do the strip-out, painting and sometimes tiling to save money. Plumbing and electrical work must be done by licensed trades, and waterproofing should be done and certified by a qualified waterproofer.
Is $10,000 enough for a bathroom?
It can cover a cosmetic refresh where you keep the layout and some fixtures. A full strip-out and rebuild of a main bathroom usually starts at around $11,000 in Perth.
How do I compare bathroom quotes?
Make sure every quote prices the same scope: tiling area, tile allowance, waterproofing, screen, fixtures and who removes the waste. Renova's free quote checker flags what's missing or too vague in any quote.
