What moves the price most
- Cabinetry finish. Melamine, polyurethane, timber veneer and two-pack sit at very different price points, and cabinetry is usually the biggest line.
- Benchtop material. Laminate is the cheapest. Porcelain, sintered and natural stone cost more. Engineered stone has been banned in Australia since 1 July 2024, so make sure no quote includes it.
- Moving things. Moving the sink, cooktop or a wall brings in extra plumbing, gas, electrical and plastering.
- Lead times. Custom cabinetry and stone benchtops can take several weeks to make, so order them first.
Costs people forget
- Rangehood ducting to the outside and gas compliance
- Appliance delivery and installation
- Flooring under and around new cabinets
- A temporary kitchen setup while the room is out of action
- Make-good to adjoining walls, ceilings and doorways
WA rules worth knowing
- For home building contracts of $7,500 to $500,000, the deposit can't be more than 6.5% of the contract price, and the contract must be in writing. More on WA deposits.
- If the work needs a building permit and is worth more than $20,000, it must be done by a registered builder (or an approved owner-builder), and home indemnity insurance applies.
- Electrical, gas and plumbing work must be done by licensed trades, who should give you compliance certificates.

Common questions
How much does a kitchen renovation cost in Perth?
Most mid-range kitchens with the same layout cost $25,000 to $40,000 with licensed trades, not including appliances. Budget kitchens start around $12,000 and premium kitchens run $45,000 to $80,000.
Does keeping the same layout save money?
Yes. Moving the sink, cooktop or walls typically adds 15 to 25% because of extra plumbing, gas, electrical and plastering work.
Can I still get engineered stone benchtops?
No. Engineered stone has been banned in Australia since 1 July 2024. Laminate, porcelain, sintered stone, natural stone and timber are the usual alternatives.
Are appliances included in these prices?
No. Appliances vary too much to include. Budget for them separately, along with delivery and installation.
How long does a kitchen renovation take?
Once cabinetry and benchtops are made, installation is often two to four weeks. The bigger wait is usually manufacturing, so order long-lead items first.
